העמדה
הקומפלקס ממוקם בסמוך לאחד מכבשי הגישה הראשיים למרכז ניירובי עם תנועה ערה של כלי רכב והולכי רגל. המסה הבנויה מחולקת למבנה עיקרי בצורת U הפתוח לכיוון הכביש ותוחם חלל מרכזי שבו שלושה מבנים קטנים נוספים. פריסה זו מאפשרת בין היתר שטח פנים גדול למסחר המתנהל במפלס הקרקע וזרימה של אור ואוויר לחללי המשרדים הנמצאים בקומות שמעל.
החזית כתוצר של צרכי המשתמשים
המבנה כולו תוכנן כמערכת פתוחה, הוא מאפשר למשתמשים גמישות מקסימלית באירגון החללים הפרטיים שלהם ובקביעת פרמטרים שונים הקשורים למעטפת.
רוכשי המשרדים והחנויות יבחרו במהלך הבניה את חזית הכניסה הרצויה להם מתוך סט מגוון של חלוקות אפשריות ופלטת צבעים עשירה. אוסף החלטות זה יקבע למעשה את מראה החזית הפנימית של המבנה הראשי, זו המקיפה את החלל המרכזי.
מופע החזיתות החיצוניות דינמי יותר ומושפע מפרמטרים נוספים. כל משתמש יוכל לקבוע את עומק מרפסת הגן הרצויה לו וסוג הצמחיה שישתל בה. מערכת הקרום החיצוני, המושתת על עקרונות מכאניים פשוטים ומהווה תשתית לצמחיה מטפסת, מאפשרת לדרי המשרדים לקבוע את מיקום החישוקים הרצוי להם ולשנותו בקלות בכל עת. כל תזוזה של חישוק תשפיע גם על תוואי המיתרים הסמוכים. במצב קיצון יהיו החישוקים חלון בסבך צמחיה. בזכות הגמישות המתוארת כאן, יוכלו המשתמשים לקבוע את מידת הפרטיות והחשיפה הרצויות להם, להגיב באופן אופטימלי ודינמי למיקום יחידותיהם בקומפלקס (מפלס, כיוון, קשר לכביש הסמוך וכ"ו), ולהשפיע באופן בלתי אמצעי על הופעת המבנה. מכלול ההחלטות של כלל המשתמשים, יחד עם ההשתנות הטבעית של הצמחיה על ציר הזמן ובהתאם לעונות השנה תיצור מבנה שמגיב לסביבתו ולצורכי לקוחותיו באופן אוטנטי ומדויק
הגן כמצע לאינטראקציה
בהתחשב באקלים הנוח של ניירובי לאורך כל השנה, לשטחי החוץ יש פוטנציאל לשמש כהרחבה של חללי המשרדים. מערכות תומכות כגון אינטרנט אלחוטי לכלל הקומפלקס יחד עם עיצוב שטחי החוץ באופן החותר לייצר מגוון רב של מקומות בעלי רמת אינטימיות משתנה, נועדו לעודד את השימוש בגן כסביבת עבודה נוספת שהיא יותר רגועה ופחות פורמליות. העשרת הפרוגרמה בחנויות ובתי קפה מקווה למשוך, בנוסף לעובדי המשרדים, גם עוברי אורח ומבקרים מבחוץ ולהרחיב את מנעד האינטרקציות שהקומפלקס מציע.
ביטחון
כפועל יוצא מרמת הפשע הגבוהה בניירובי, מבנים כגון זה נוטים להיות סגורים, מוקפים בגדר ומאובטחים ע"י שומרים. התמודדנו עם בעיית הבטחון על-ידי עשיית ההפך הגמור – קומפלקס מזמין עם חלל מרכזי אינטנסיבי: מקומות אשר נצפים באופן רציף על-ידי קהל גדול של אנשים אינם אטרקטיבים לפעילות לא חוקית.
תקציב נמוך
באמצעות מערכת סטרוקטורלית פשוטה ושימוש בטכנולוגיות וחומרים מקומיים, עלה בידנו להצמד לתקציב הנמוך – עלות הבנייה בפועל של מבנה זה אינה יקרה יותר מכל מבנה משרדים טיפוסי באותו סדר גודל.

This complex is located on a major road with a constant flow of cars and pedestrians. The main building, in the shape of an open box, delimits a garden with three additional small buildings. The complex includes underground parking, shops and cafés on ground level and offices on the higher floors.
Users input The complex is designed as an open system, enabling maximal flexibility for each user in arranging their private space and façades. While choosing the best for their needs, the users would also collectively determine the appearance of the building’s façades.
They will choose their private entrance out of several divisions and colours – this collection of choices would compose the appearance of the internal façades surrounding the public garden. The external façades are affected by the users’ choices to a greater extent (see animation above)
Deciding upon the size of the balcony, the position of the rings and the type of greenery would enable the user to adjust and control the amounts of exposure, privacy and open view their space receives. The user would make these decisions considering the specific location of their office or shop within the building, factoring in the height, cardinal direction, relation to the road etc.; the collection of all of the users’ choices together with the natural changes of the greenery throughout the different seasons would create a building that ‘responds’ authentically to its surroundings and users’ needs.
Working outdoors Considering Nairobi’s all-year-round mild weather, the outdoor areas were designed to act as an extension of the offices - they provide additional, relaxed and less formal working environments. With wireless internet connection everywhere in the complex, work can be done and meetings held in the large public garden surrounded by cafes and restaurants on the ground floor, as well as in the three semi-public gardens located on the roofs of the inner buildings. Each of these roof gardens contains a kitchenette and a sitting area, and is designated for the use of one floor of offices.
Multifunctional environment The complex is open to the street, and is inviting to the passer-by with its public garden, shops and cafes. This multi-use environment has a rich potential for a range of events and interactions, as it brings together people who work in the complex and people who are there to shop or relax.
Security Due to the high level of crime in Nairobi, developments tend to be closed, surrounded by a fence and guarding. By creating the extreme opposite – an open complex with lively public spaces at its centre, we managed to solve the security problem: Places that are constantly watched-over by many people are not attractive for criminals.
Low budget By designing structurally simple buildings and using local technology and materials, we managed to stick to a low budget – the complex is not more expensive to construct then a typical office building of the same scale.
